There is a very distinct timeline process that we keep to when replacing roofs and/or siding – this project in Budd Lake was no different in that respect.

Initial inspection of roof and exterior surfaces:

When our sales engineer comes to your house we do a thorough inspection of the old roof noting any problem areas and advising the client of any pre-work that might be required. Same goes for existing siding and gutter systems – advising the client on what’s there, what we might find and what they should expect upon completion.

In this particular case the client’s house had existing solar panels that needed to be removed before we could start work. The roof underneath the solar panels was showing its age and exhibiting unsightly streaks that are often the precursor to deeper problems.

Preparation of roofing & siding surfaces:

We often don’t know what we’re going to find until we take off the old roof and siding. We inspect for damage and replace any sub-structure that needs to be changed out. Along with prepping the roof we take care to protect adjacent landscaping and architectural features by draping the whole house with tarps.

Before installing the new shingles we install an ice and water shield and a weather-resistant underlayment.

For this installation we used GAF Weather Watch Ice and Water Shield  and GAF Deck Armor underlayment as seen in the photo below. 

Installation of new roof:

Typically the roof goes on first followed by the siding and then any gutters.

In this case, for the new roof, the client chose GAF Timberline HDZ shingle in Slate. (GAF Lifetime Algae Resistant “Timberline HDZ” are unlimited wind rated, have a 50-year product warranty, and carry 25 year stain-guard protection against blue-green algae). The “Golden Pledge” warranty supplied with the project includes a 25 Year Workmanship Warranty from GAF.

Siding:

The client chose CertainTeed “Monogram 46” vinyl siding, lap style, in Sterling Grey. The house was highlighted with CertainTeed D7 Straight Edge Perfection shake-style vinyl siding on two peaks on the front of the house in Colonial White.

The siding was finished off with new Azek trim around the Garage doors, bay window, front porch and columns as well as a freeze board at base of peak where accent shake style siding will start.

Gutters:

Last step was installing custom made 5” seamless gutters with hidden screw hangers. Custom gutters are all created onsite to ensure proper fit and that they match the selected color scheme.

Beautiful new color scheme revitalizes the whole house.

Inspection and Clean-up:

Our on-site project manager conducts a thorough inspection of the newly installed roof to ensure that shingles are securely fastened, and all components are properly aligned.

The project isn’t completed until the work area is cleaned up, by removing debris, nails, and any leftover materials, leaving the property in a safe and tidy condition.
